It is fact-based that most fee shops offered shared resources, a mentor or owner appariser to ask queisons of and did not ( typically ) pit the appraisers against each other by fee to get orders.
There may be exceptions of course.
 
Okay, that is your opinion, so be it.
The facts are anything that's not a full fee 1004 is a unethically created valuation to cheat the ethical appraisers and bankrupt them financially. There is only one way to obtain a market value.

The UAD was the original Force Multiplier that started the new habits to be learned.

I suspect we'll have about a 15-20% attrition in residential appraisers YoY between 2025 and YE 2026.

Ask other appraisers here about their experience with fee shops. There is no freaking citation for it. Another irritating thing you do in thread after thread is ask people for a "citation."
You posted that you or your family ran a fee shop at one time?

Did your shop offer any resources such as plat maps ( back in the day) , MLS or software or other?

Was there a senior appraiser or a mentor for any trainees available to answer questions or provide guidance?

Did you play the appraisers off each other and make them submit bids to get an order ?
Yes or no answers, please.

The only real way of knowing about attrition is as licenses are not renewed but even that's a hard one, many renew just in case they decide to get back in.

My best guess in California is anyone over 65 is on their last 4 year renewal cycle but it's the 2 year cycle where out here only online USPAP is required and many will renew those for a last time.

Sad but most appraisers I've known don't live much past 70 or they have lots of health problems. Mostly overweight and diabetes, they don't exercise and have negative personalities and many single and have no support group.

I was one of the good guys. I paid all MLS, computer, film, and overnight expenses. Fee cut was 50% up front or 67% if they waited until I got paid.

There absolutely were - and still are. You're just so blinded by your hatred of AMC's that you fail to see that plain ole' appraisers can be just as sleazy (to use your term) as an AMC.

You proved my point - most Fee shops offered something to the appraiser -Your response was the facts I talked about, shared resources such as MLS> film, etc, and they were on a set fee split, not forced to bid against each other.

Then you derail and talk about my blind hatred of AMC;s? I already said in my posts that plain ole appraisers can be just as sleazy, which is not much of a justification for the AMC model-

PS I don't hate AMC; I hate the corrupt payment model that makes them constantly bid out and push for low fees.
