PAREA Update

And at the end of the day let's not forget we're dealing with people, people with hopes and dreams of bettering themselves. Don't think for one minute that they aren't coming into this with their hopes and dreams of a better life, full of stories about the abundance of the appraisal industry. More than a few will hit the ground running with no idea of how to run a real-life appraisal practice, and I don't care how intense the course is they will have no idea of how to real-life appraise. That should give everyone pause.

I feel sorry for them - if they invested in this training thinking they were entreing a rewarding field, actually doing appraisals with time pressure, difficult clients, and uncertain income might see a large amount of turnover. Which has nothing to do with the quality of the PAREA courses, which might be just fine.

The other problem is, for those who took PAREA and stick with appraising, they lack supervised field experience. So any field work they do in future assignments they are unprepared for the real world vs lookin at house photos online.

Most of the HELP ! questions we see posted, including from experienced appraisers, are about a real world physical property condition that is hard to deal with - the ADU lacking a heat source, an encroachment, repair issue, etc etc

And wrt desktops, the present appraisal population with field experience can at least apply it to the third party photos and property condition reports. What happens when appraiser light on field experience does a desktop ? They have little field experience to bring perspective to it. Field experience means the desktop appraiser likely has prior appraised in, driven through and observed the neighborhoods first hand, vs seeing it on a plat map or as "data."

Fees are declining in at least some areas. IMO any education provider that's offering PAREA courses right now is directly contributing to the current oversupply. To the detriment of their own (appraiser) customers.

You guys do what you want, but I will not patronize McKissock or any other CE/QE provider while they are engaged in contributing to the oversupply of appraisers via selling experience credits.

And if all CE providers offer PAREA courses....
Then what....

Not all of them will. Especially if appraisers were to boycott the ones that do.

I agree with using your $ to 'vote' for companies that share your priorities. The fact is, however, that over 85% of all appraisers are white, over 75% of all appraisers are men, and the largest age demographic is 51-65. Given that, and given the fact that the 'ole boy' system of training your children and your friends' children is broken, what do you think the perception of the general population would be if they knew the current pool of 60+ year old white men were adamantly opposed to a proposed alternative path to credential that specifically targets minorities and women?

Perception is reality...

Well, I don't know who 'they' is, but it seems to me that opposition to PAREA - at least in any kind of group setting (forum for example) - COULD be seen as an attempt (however unintentional) to undermine 'public trust'... that's just me, though.

Sort of like all drivers boycott a single gas station company....
Decades ago I remember reading that all drivers should boycott Shell on the same day....
Who can survive the standoff longer....
A large CE provider or a sole proprietor who needs CE to renew their license....
