Appraisers also need to mitigate appraisal bias
A panel that included Julie Giesbrecht, senior policy analyst with FHFA, Elizabeth Green, chief strategy officer with Appraisal Logistics, and Jillian White, head of growth with Aloft Appraisal, discussed those topics and more.
What You Need To Know
“The appraiser’s role doesn’t change. He’s still there,” said White. “The skills and responsibility might change, but he still needs to ensure that the data is accurate.”
Green added that modernization will actually help because it allows them to spend more time analyzing data. “With desktops and hybrids they could be on vacation and do an appraisal as long as they are comfortable with the data,” she said.

“A lot of bias is baked in. Bias is ingrained. We need to recognize that.”

And also the line about "they" can do appraisals while on vacation as long as they are comfortable with the data, just
who here does appraisals on vacation? These people live in a fantasy land.
Except we know who the Unknown Comic is and we can't ring the Gong to end this dog and pony show.![]()
this is what i envision when i watch them
And I'm gonna bet this AMC wants original comp photos for an assignment even if you appraised the comp or used a comp in a prior report for them. They probably add a bunch of busywork than act like we can work while out of town. I've never wanted to work while on vacation. Oh and of course we can't have someone we trust do the inspection for us, but we have some random person do it which will waste our time as we try to confirm the information is correct.I love what she says about ingrained bias at the end while she simultaneously labels "the appraiser" as "He" in the first paragraph. Say it with me, NOPE, not happening. There has never been a reason to work for AMCs, ever, at all. I will learn to appraise mineral rights, machinery and equipment, whiskey barrels, conservation easements, ANYTHING before that. I had a few "phone monkey" encounters when I worked at a fee shop back when all that AMC crap first started. I'll never understand how 5 emails and 5 phone calls while I'm driving to the house or typing a report was supposed to make me work faster so their worm doesn't get off the hook. That's what drove me to commercial then. BTW, will PAREA training extend to other appraisal disciplines like the ones I mentioned. Wonder why not? JK, we all know why.And I'm gonna bet this AMC wants original comp photos for an assignment even if you appraised the comp or used a comp in a prior report for them.
