Parking spaces.which is correct?

Talking with a few peers about parking spaces on residential homes with attached garages and it seems everyone has their own opinion, but which is correct?
A single car driveway leading to a 1 car garage. Yes, the off street driveway is 3 cars long and a single car wide. How many parking spaces does it have in the report. Example 2... 2 car wide driveway leading to a 2 car garage, and it fits 3 car back. How many spaces on the report.
What is the right answer? I state 1 car parking and 2 car parking. My impression is that you cant count parking if you have to move one car to get another out of the driveway.
 
great question. The deep garages that could permit the addition of an extra car or two have always been a puzzle for me. For some reason I see the garage and the driveway as separate though. Like its more common for people to file in line in a single shot driveway then to do the same in an over-sized garage.

If I was living in a city neighborhood where parking was scarce and I was someone looking for somewhere to live, I would factor in the ability to park multiple cars in the driveway vs looking for on street parking in my decision. That seems like a real world effect. More than likely thats typical of the surrounding competing properties.
 
You report by car width not length. So if you have a one car garage but a driveway that is two car width, you report 1ga2dw.

That's what I would think but others tend to differ.
 
That's how I do it - cars have to park side by side to call it 2 car.
 
Detached courtyard homes in a gated PUD. They all have two car garages
and a shared driveway that's large enough for 4 cars. But the parking spaces
are painted green and labeled "Guest Parking."

I labeled the driveway parking as "0"

Two-car garages that have an extra space going back are called a three car tandem garage. I had one property that had a one car driveway and it was very long so I put more than one space. Parking is a big deal here, as land is high and there is little of it. Some estates have more than 10 car driveways, but I stop it at 10 cars because there is really no additional utility at that point for large lots.
 
I dont get the logic to say that you dont count a spot in the drive way if are parking behind another vehicle. If you have a garage and you park in the driveway you are blocking the car in the garage. I think it should consider the actual functional use of the space. I would like to see something in writing indicating why it wouldnt be that way.

I mean it sure is a heck easier to just call it a 2 car driveway even if there is space for more...but thats not what we are doing here, is it?
 
There is no correct answer. There are no guidelines, unless the answer is "0." All answers are correct, as long as you are consistent.
