Partial garage conversion into a bedroom

The OP states you have to go through a utility and laundry room that is not heated or cooled to get to the room (he states they are part of the garage). This makes it non-contiguous with the main living area and not GLA. How many houses do you appraise that you have to go through a laundry room to get to a bedroom? This is a functional issue that should be addressed also.
So you can't put baseboard heat in the laundry room. Although we have no picture of that area to understand pass thru. And why do you keep calling it a bedroom, makes a great office. But then we really don't have enough info on what really is there and how.
My foggy crystal ball is seeing GLA.
Me big urban, mostly no garages. The houses that i see with a 2 car garage never have 2 cars in there, or even 1. Maybe lawn mower and kid stuff.

Yep - each market is different. It's been my experience that price point is typically the determinant RE whether the market prefers GLA or car storage. Lower price points - GLA, higher price points - car storage.

Well, the OP did say it was made into a bedroom... :)
 
It is not GLA. Period. It does not mean it does not have value. The trick is trying to extract that value from market evidence. And you have to go thru a lot of sales to find the "right" mix to support the issue. As they say, a dog has to sniff a lot of rearends to find a sweet one.
