Partial Vs. Full Basement

20+ years in ohio and i have only seen one basement that had area under the garage. if i recall there was a significant increase in the cost to build due to the extra bracing required to hold a 2 car garage (and all the crap that goes in it including having to accommodate 2 SUVs) up in the air and that cost was not recouped by the borrower.
 
The last one I was in was about three years ago. I felt a little claustrophobic being under that giant slab of concrete.
 
I've never seen basement under garage. I have seen a single car garage that is dug into the basement level with a lift so that two cars can park in a single bay garage.

There certainly are not many in Maryland. I only ever saw 2 or 3 garages over basements but have also seen a handful of garages with lifts, but usually these were for the home based mechanic types, not to provide additional parking
 
isn't a garage basically an enclosed patio? you mention a bonus room, on slab, which i assume is finished GLA. technically, with the finished bonus room, you have a partial basement, but functionally the area may consider it a full basement. FHA would definitely call it a partial basement. don't make that mistake with FHA. conventional doesn't care.
 
Have to agree with homeowner ( but not enough to be angry).

Basement under complete first floor of living space is full bsmt.

Bsmt under garage is atypical, extremely rare (in this area). I've appraised several thousand homes and can remember only one or two w/bsmt under garage.
 
I have seen a total of two basements that go under the garage in my career and basements are common here.

absolutely. maybe in monster homes i see this but in typical subdivision homes i never see basement area under garage. too expensive to build i guess.
 
Supposedly, Henry Kissinger and Gerald Ford had homes in Vail with the garage surrounded by 3' thick wood walls and foundation over the garage to thwart a bomb blast. Jerry's ski Chalet was on the market for $8 million or so.. It's a bargain. The president loved to ski and to bean people with golf balls.
 
I've seen many houses with basements under main level garages, I don't remember any of them that had a window, as the entry to the main level garage was at grade level. They were dandy storage areas or hobby rooms (one had a very large model train set up) but none was finished as habitable space. This issue is also plagued by the lack of consistency in how basement area and car storage information are entered in the MLS system. Many houses with basements having the same footprint as the main level, and which have a portion of the basement as a basement garage, are advertised as having "full" basements: they're partial basements, the house has a built in garage.
