Partially below grade slab ranch

Passive solar, earth protected / slab embankment ranch. Im curious what some in other markets have quantified as a % range for market reaction when similar style comps were lacking.

Everything from the entrance level and above would be "above grade" living area, if the market views it as such. I have done 2 similar over the years and there is no hard and fast rule, as far as I could find.

That is called an "Earth Contact" Home. 100% of all lenders I have dealt with will not close a loan on an earth contact unless at least one of the sales used is also earth-contact. When they do not exist the answer is always the same. "Find us one as far back in time or as far away as you need to, to establish marketabiltiy for this design in the market". Usually in our market here we are able to find one within those perameters. Good Luck

You appear to be appraising an 'earth home', one protected by the earth on three sides. If so and you want to do the job properly you have to find three similar properties that have sold. Last one I did I had to expand my search twice to over 170 miles from the subject. They are unique properties and have their own unique features. You just can't compare them to a run of the mill ranch on a slab....


Typically GLA is above grade square footage. When you step out of your car on the public street do you see the front of the house or do you see the back and roof, if it's the latter you may have no GLA above grade....
