PDC with scan

I am completing my first PDC with floorplan scan today. Fee $200. Anyone else do these? The workflow looks similar to the UAD 3.6.
 
I'd do PDC's all day long for $200 a pop...
 
I got nothing else to do.

It took 40 minutes. Kind of goofy walking backwards out of rooms.

Certified Residential Appraisers from as far away as Idaho keep completing appraisals for less than C&R fees. Luckily I have a good direct lender bank client that still pays $800 for a 1004, but most AMCs offer much less.

I get orders from AMC indicating that they know the property is out of my area but want me to consider it. WTF.
Trying to find lowest fee appraiser? F* them.
 

Confirmed rabies case in Fayetteville after fox bites home inspector​

Cumberland County Animal Services has confirmed a rabies case in a fox after it bit a home inspector in Fayetteville.

Wild animals can lose their fear of people and seem tame. Rabid animals may walk in a circle, drag a leg or fall over. Some cannot swallow, are unable to eat or drink, and often drool. Animals usually die within a week after first becoming ill.

Wildlife experts advise people to make loud noises and wave their arms to scare away any suspicious wildlife. Here are some other tips to follow:

  • Residents should not approach animals that they do not know.
  • Residents should ensure their pets have a current rabies vaccination. If a pet is allowed outside, a booster vaccine is recommended. Outdoor pets should be kept inside until they receive booster vaccines.
  • Do not feed stray or unknown animals, including cats and dogs.
  • Do not leave trash or food outside unless it is in a trash can with a tight-fitting lid.
  • If a pet is fed outside, do not leave food out overnight.
  • Stay away from animals you don't know. Teach children to do the same. "Love your own, leave others alone!" is a good rule to remember.
  • Report stray animals to your local animal control office.

Yes, if you actually got any kind of volume, it might be worth it. But like most new fancy toys, that is just not the case.

If I had a nickel for every time I heard "you will make it up in volume" I would have more than a dollar. It was a famous catch phrase of the AMC when they were lowering fees, but promising more work that never came.

Very hard to make PDC a full time business. Part time at the very best.
