And Then There Was A Guy That Posted Thousands But Never Would Showed Example--wish He Would Post Again Because It Sounded So Good And Simple.

I will buy the book, better yet I would like to attend a class based on the book.

It's hard to argue opinions, especially in a courtroom where a judge might not get the concept of this book.

Wickedness, the reason i am imploring the fine folks on the forum to buy the book is because it explains some simple theories that many appraisers ignore, or do not even know about because they were trained to appraise to "the list".

This theory can be applied to other aspects of appraising once the appraiser learns the basic theories.

In the case of going to court I thoroughly, in layman's terms, describe the concept in my report. I also include a chart of the various results of the analysis and lead the reader to the conclusion. It takes about three pages of narrative to do, but it is pretty clear once I am done.
 
My favorite are ones who only use $2000 per garage space!

The bottom line is that all these low adjustments are being used to keep the total net and gross adjustments under 15% and 25% so the checkbox underwriters won't cause a stink!

Can you say misleading?

IMO, the state should test appraisers Narrative writing skills because it is such an art form.

I have noticed that some appraisers do have difficulty putting concepts in laymans terms (from my experience working at a court). When that happens, layman tend to ignore the concepts they don't understand :)

Very interesting topic since I remembered attending a seminar that Mark taught many years ago. At that time someone asked him about the GLA adjustments and he mentioned that every market is specific and what he uses would likely not work in the Cincinnati area but........ he has found that 30-35% of $/SF is a realistic adjustment for like properties in most cases in his Indiana market!

Why only 30-35%?? of $/SF? Where does the 30-35% numbers come from

OK...I jumped on the band wagon and ordered it too. Since the kids are going back to school on Monday, I may have some time for reading.
