We have a Pole-Barn style home-most agents like to call these a Barndominium.
According to the homeowner-the shop and outer shell was built in 2022, but the smaller home itself inside the subject was completed in Jan of this year.

Do we work off the 2022 age, or consider as New Construction?? Our thoughts are-the slab, outer shell and roof are 4 years old.

Any thoughts??
 
Without putting too much thought into this, I would probably treat it as 2022 with newly remodeled interior.

I didn't confirm these are exactly the UAD 3.6 specs, but you seem to fall right between the two! Clear as mud!

  • Original Construction Spanning Multiple Years: Report the exact year the structure was fully completed. (For example, if construction began in 2024 and finished in 2025, the year reported is 2025).
  • Later Additions or Renovations: Report the year of the original structure, rather than the date of subsequent additions. (For example, a home built in 1950 that received a new room addition in 2002 is still reported as built in 1950).
