I did an appraisal for a construction loan where the lower level was garage space, tractor space, supplies storage, irrigation equipment, etc. The upper level was living area. This was about 4 years ago. If I recall, the land was comprised of about 60 acres, 5 of which was a recently planted vineyard and another 5 was a recently completed reservoir. Some of the undeveloped land was suitable for more vineyard but the remainder was billy goat country. Located in the upper Napa Valley....prime land, otherwise, for vineyrds, wineries, upscale homes. The lower level was pole construction upon which they built a platform and constructed the living area in typical 2 x 4 construction. My client was a portfolio lender which had already made the land development loan.
You find many different types of farm homes in most rural areas. This was just one of them.
