Poll: Will you trade fee for volume in a slow market?

The volumes are low, the competition is fierce, and the AMC is asking. Which will you choose?

hey, pellet stoves can run corn
I saw a stove in a house that heated the whole house. They cooked on it too. Kept like an iron kettle on top that worked as like a humidifier.

Honestly not that slow right now. Volume is less than years past, but it's all oddball, high fee stuff.

Yeah My fees for AMC work have actually gone up because it's only the difficult stuff their staff appraisers can't do. They be keeping all the easy ones for themselves so my fees have gone up. Only doing about two appraisals a month, but I'm semi-retired at 39 so this appraisal thing is just a write-off.
 
A very slippery slope for any profession to continue to reduce fees. AMC's will budget for it, Consumers will become a custom to them, Lenders will raise an eyebrow at a lower than Normal fee. And, we all know our quality will decline. I'm not working on an order for 6 hours for X, when I should be getting X+ for the same report, my motivation will be significantly decreased.
Reducing your fee will "not" guarantee more work. The AMC has many drones seeking low fees. You would have to be low for a very long time for anyone to notice, then your already out of Biz.
 
I framed the hypothetical in a specific manner wherein you are already behind and are already hurting. I didn't frame it in reference to your specific situation right now.

"Work is slow, there's not enough to go around and you're already a couple months behind in your bills."

Does that change your response? For some people it will and for others it won't.
No, it doesn't. I'm not sitting on my *** until I'm behind while waiting to be saved by some miracle the party directly responsible for my misery will save me. As I said, I'm already doubling down.
 
Maybe you should act like you understood it and stop whining about a dozen other things.




If I had to. Choices are: sit around and constantly whine about your situation and not feed the family....or....work your azz off at the lower rate for now until you can move on to something better.
You wont be feeding your family well at cut rate fees and I did not sit around and whine, I had a strategy when HVCC hit to divest myself of AMC work -
 
I have a couple clients that pay well. So anybody else that wants to order needs to pay the same or more.

I'm not charging one-time clients or low-end clients like AMCs less than my good clients. That's for sure.

That is the future as simple stuff can be done with AI or alternatives. Prepare for it.

Today I looked at an over-priced SFR and a daycare center... Dang mess.
 
I don't think "simple stuff" can be done with AI, which is over-hyped - and a so-called "simple" appraisal is really not simple anymore with homes worth twice as much as several years ago and many being remodeled, zoning changes, etc.
