Pool Issue

I have an FHA appraisal on a pool home. The subject has been vacant for sometime therefore the screened in pool is green. The pool is functional however green. How should i address this in the report?

I believe a comment in regards to it being a possible sanitary issue is all you need to concern yourself with. I guess you could make a case about "is it safe to use the pool" also, but I think that returns to sanitary.

Never run across that issue before.
 
I have never run across this either, to my knowledge HUD does not specifically say the water has to be clean for a pool. It does need to be fenced, however if it is "mosquitoville"??
Just remember, you are the EYES AND EARS of the lender and HUD. STATE IT IN THE REPORT!
Unless it appears to be a sanitary issue, just state it and go, I would suggest. If in doubt, call your regional center, get their opinion and note it in your filel
 
It wasnt a FHA but we did a green pool on an REO a couple months ago. We reported it, and went one step further and took a quick peek at the pump filter equipment. We reported that pump equipment was in place, apparently intact, and then recommended an inspection by an appropriately trained contractor to determine if the equipment was non-function or just turned off.
 
HUD requires pool to be clean and functioning properly, covered with an acceptable pool cover (not just a tarp), or filled in.
