Pool not completed yet..

2 weeks left to complete the pool? You will have it done before the lender figures it out. Now, if you need the money to finish it, then tell the pool people, you paid when finished and i get da money. What are they gonna do, take it out?

Some of you people here don't understand 2 week to finish, and the time it takes after the appraisal to close any loan will be more than 2 weeks.

And the borrower did/didn't mention this pool to the loan officer.
Well, none of the woulda shoulda stuff matters.... if the lender is ordering an appraisal with the unfinished pool, it's subject to completion.... end of story.

Why would you risk your license, and fudge things to try to help a borrower or whatever it is you are talking about?

We should not insert ourselves into the borrower/lender stuff.
We do our appraisal either subject to complete or AS IS per the lender client, turn it in and the parties and lenders can do what they are going to do.
 
Wha? I would do subject to, but would have explained that to the owner. And you know ms owner, you probable will have it done before the lender goes to settlement, as i noted above.

Why would you start a pool before doing a loan. This is a self inflicted issue. Oh honey, lets install a pool now before we close a loan. You might also be surprised that the pool cost more than the value added.

I prefer not to get into conversations with the owner, we are not in the business of explaining their loan to them. It invites trouble.
