The subject property appeared to have some mildew, recommend a mold inspection. The appraiser is not a licensed mold inspector.

Why would you say "mildew"? You know that for sure??? Mildew is usually white or light grey.

Just describe the looks ie "an unknown blackish substance" and include a photo. - see photo
 
I wouldn't call it black because it might be really dark green or brown and just look black. You might become liable for misidentifying the color.
 
Ive seen lots of it, pink and yellow on unpainted sheet rock

Hey, appraisers, grow a pair and describe what you see. Appears to be a mold type growth is just fine to say in a report. Recommend inspection if the client had further concerns is fine to say in a report.
