That is the place to post responses showing the extreme pressure on appraisers to act illegally.

You MUST remove or black out identifying information regarding the subject or the buyers or sellers!

Please DO keep a full copy with nothing blacked out for yourself though!!!

While looking through this thread I noticed something from the beginning, Even if I had no knowledge of USPAP that would have tossed a red flag was the way the client and appraiser talked to each other... Using words like "dude"..... Do appraisers really talk to thier clients like that?

I assumed appraisers were profession people not "Leet Speek" people.

EXCUSE me; Think you MAY have made an error reading the order. The MB NOT the Appraiser is using DUDE etc etc. I use LOT stronger words NOT found in any Appraisal definition book, when dealing with scum, yep they go from client to scum as soon as there is a issue. Can NOT say
ALL MB's are bad cause I do work with some GOOD ones, & I have had very good ones sign the petition, cause the GOOD ones suffer as much as we do, This is why I PUSH to get the GOOD ones to work with Appraisers on similar issues. And it IS working, slowly but it is working.

Now go do something GOOD for the profession like turn a SCUMMY MB into you local Mortgage Brokers Association. OR your DA RE Fraud division, Sorry that you refer to scummy MB's as clients. And write a letter of thanks to OREA of California for taking down a SCUMMY Appraiser.

YO, dudette! It's all cool. You just gotta know who you are talking to........and use the appropriate nouns and pronouns.....

Some get called Mr or Ms, some by their first name, some are called the north end of a south bound jack.....depends on the dude, ya know?

I forwarded your message to the others here, they all agreed your tone was very hostile. Our system works great the way it is. If we remove the the 'comp check' ability and only allow for appraisal orders, then it'll only encourage others to select appraisal order, when really they want a comp check. While comp check may encourage, it acts as a filter.

I have a whole pile of these, they all amount to the same thing. After thirty years as an appraiser and having talked to thousands of mortgage brokers, I have yet to meet an honest one. I'm sure there must be one or more out there, I just have never met or talked to any. Congress could clean this up overnight and we could clean it up today! Just say NO to comp checks collectively as a profession and it stops NOW.
