pre appointments

Ahh, why I like this work:
Them:
"A appointment has been made for the date of inspection on 12-xx-xx.
DO NOT contact the owner, just show up between 9 am to 12 pm on the assigned date.
Me:
"The RR address is no good. shows four owners and none is the name you gave me. Give me the telephone number so I can contact the person"

Them:
"The lender won't give us the phone number. just show up at the address on the day. By the way, what is a Rural Route address??"

I charge these people a surcharge for aggrivation. so it goes...
 
Yep, these are the folks that put their stock in AVM's :lol: :lol: :lol:

they hardley ever know what their talkin bout, but your suppose to follow their directions 8O tack on an extra $200 to that job o9r don't do it :wink:

My philosophy is: It's my business, I make my own schedule. If it fits into my schedule I'll honor a pre-set appointment. As far as no getting the phone# and being asked to just "show up" I'd be real careful. Do you own a gun?
 
If my Disto Laser won't intimidate them, then maybe my Beretta .32 will!!!

Seriously, my wife knows exactly where I am going, and in areas like mine without cell coverage, I always watch my back. Many of the re agents cold showing remote cabins pack 9mm's but I like the 32 Beretta, as it can easily fit into my appraisal kit bag, along with my rule, camera and such, and I have it in a small nylon bag, which make it look innocent and non-lethal.
 
I only carry one bullet. If up against overwhelming odds, I'll just shoot myself.
 
I have fortunately never had such a pre-set appmt. arrangement by a client.......but my phone does work, and the day is not over yet. However, if the address and location were imposing any doubts about the safety or security of performing the assignment one might consider calling the sheriff's office, telling them your name and this work situation, and asking if there might be reason to request the "protection" of a uniformed officer while you visit the house. I would not assume that such a request is unreasonable. You do pay taxes for more than one reason ! For dang sure, this would be an assignment paid c.o.d. by h/o or the client can overnight it express.....or I don't keep any such appointment like this.
 
Oh what fun. :roll: I can not understand those type of request. What are they trying to hide??? Pre-foreclosure and using YOU to unknowingly trespass for a property condition report??

Those above have already mentioned my two reasons I will not accept these type of stupid request.
1. My safety and security. Back in my sales days, it was a company policy that agents didn't just jump up and run out to meet a cold call wanting to see a listing. The idea was that if they are not serious enough to meet you face to face in office, they are not serious about buying. Many agents complained they were loosing leads, until an agent from another company had the crap beat out of her fighting off a would be rape.
2. I have other clients that already have been scheduled, I won't just drop them. I'm willing to be as flexable as possible to meet the borrower, but I do have other work.
 
So Frank - whats the problem? Sounds like the typical request out here in rural Orygun. So, now you all know why I'm saveing my pennies for a Humvee - one of those models with the Kevlar canopy that can withstand small arm's fire and maby a .50 cal top mount to return some - I don't think that the TOW missle option is wise out here in the forest during fire season.

We just call it hazard pay - don't argue with me over fees!

Appointments are made to fit my schedule except in a very, very few cases. (These are usually riverfront properties where I might get permission to fly-fish at a later date........hee hee hee)

Nobody sets an appointment for me, especially someone who does not have a phone number of the suspected owner.

Hope it is not a COD.
