How come I get the feeling that a report I completed
last week was 'stipped' before I even sent it over?

Tri-level home:
1st comp was smaller above grade that sold 03/05/08 (0.03 MI)
2nd comp was similar above grade that sold 03/14/08 (0.26 MI)
3rd comp was larger above grade that sold 04/30/08 (1.00 MI)
4th comps was a similar home all around "active listing" (0.15 MI)

"Appraiser to explain why AVM comp located at zzz, sold 12/07 is not a valid supporting comp" Ummm..it's dated????

"Appraiser to provide one additional closed sale that has sold in the subjects immediate market area within the last 9 months that is a tri level and closer to subjects sq. footage" They must mean adjacent homes
for immediate market area.

Picky Picky! I feel better now. It's going to be an easy rebuttal,
but overall I have better things to do.

AVM comp, what lender or AMC asked that?

They ask for your opinion of value then they tell you that it is not correct?

I got another one (I think it was Provident) where
they wanted me to type up an addendum analyzing
the last 3 years for the subject property. Are you
serious here? Did we not read the report folks????

you are supposed to do that if you are referring to the sales history...

I am referring to the sales history - under the sales grid.
Basically, copy and paste from the report.

They've been telling appraisers what to do for years? What's the suprise?
 
It probably wasn't stipped before you submitted it. It was stipped 10 seconds after it was run through the automated checks. Lets be realistic.

Respond just as you have here....it's dated.
 
My wife has had reviewers admit that they didn't read the report before sending back stips.
