All the people I visit call is master. Now in professional terms agents call it primary bedroom. Master is considered gender related. Makes no difference on the bathtub not having showerhead on this appraiser's appraisal. They need to forget about it. It is a full bath. I consider a bath with a shower only a full bath.

I would say cost to cure might be $1k to 2k max on installing shower head but how close are your comps already on the value?

Many plumbing people could do the shower head and complete the work in one day most likely. If you see that market adjustment indicated in the analysis. Make the adjustment.

More builders now use that term in their floor plans.

Remember, appraisal is not the real world. It is a profession and has its own lingo, as the law and other professions have theirs. We are not expected to communicate in our report the way Reators do or Joe and Jane buyers do —even if their actions are what is analyzed.

On the low end, a portable unit from Home Depot sells for $199-$600. It looks pretty good and mounts to the shower wall without needing plumbing.

I read that a professional job of opening the shower wall, running a pipe up, retiling, and a shower head can range from 3k-5k (or more in a high-end shower )
Does that affect the value $ for $? Who knows - seems more incusive to reconcile slightly on the lower end rather than assign a line item adjustment that is not provable and then can raise the issue of the UW deeming brake it with a comp ( good luck with that )

It depends on what other features the house offers that might compensate for it - which the OP did not describe - if it is equal to the other comps but lacks a shower, it could take longer to market, or sell for slightly less. But that is an assumption - most houses are not the same, and many have some flaws or defects, and some positive features. This one lacks a walk-in closet, has a tiny primary bedroom, etc. What flaw is a buyer willing to accept depends on price point, inventory, etc. Never a aone-size-fits-alls generic answer.,
 
Five years ago I gutted and remodeled all three of my full bathrooms, including the removal of the 60’s showers over tubs, and replaced each of them with 42” X 60” walk-in showers, with full height glass doors. Last time any of the tubs had been filled with water for a bath was 50+ years ago.

WRT to replacing "master" with "primary" --> Methinks, the reason so many people hate Trump and other authoritative figures, in fact, the reason they have an almost insane hatred of authority overall, is that they were molested as children by authoritative figures and consequently have an extreme hatred of authority.

Well, I guess you can't blame them. But they are a nuisance as adults to deal with, - at least, for some of us. That's just the way it is. You have to live with it.
