I wish. I would personally deliver the report..in a big way...

I live on the county line and only cover two counties. Worked out pretty well for me. I realize this doesn't work to well for low density market areas, but for urban and Surburban appraisers, I never understood why one would want to cover multiple counties? Time is money. Same for AMCs....they are graded on turn times too, so why use appraisers in bum xxxx egypt?

Because your client is probably not a AMC -The AMC does not want to get caught in a audit where only one
or two appraisers are getting the majority of work in one small area, They can be accused of not using a real panel where orders are rotated. Actually even for a small bank if a auditor comes in with a bug up his Azzz he may question why orders are only being directed to a few appraisers. Aslo you think you are getting majority of orders but maybe thats just from that one lender . Maybe 10 others are doing work for other lenders in your market area and you have no clue

Why would an appraiser want to drive 3 hours each way? Between the price of gas and the lost time ( 6 hours total just driving) it makes no sense.

Maybe they arn't and they are using a runner to do the inspection who lives closer.

That was then. This is now. But who I feel sorry for are his trainees and new CRs. This is an extra-difficult market to be trying to break into.
