My guess is that a real appraisal should have cost over $1,000.00. I know that the MB would have a heart attack with a real fee.

Then have the EMT's standing by.....:fiddle:
 
For "estate scale" SFR's (Nassau County) on either the 3/05 URAR or multi-purpose URAR, I would charge

$775 if 5000 to 8000 sf GLA

$975 if over 8000 sf GLA

add $150 for an additional habitable outbuilding

I appreciate the thought and if this was a much better client I might consider that, but right now I'd rather catch 25 snappers than one marlin. The fight would be fun and interesting but the snappers will keep coming but another marlin, not so often. I've got to devote my time to the consistent bill paying Archie Bunkers.

Sounds like your guess is correct.

However, properties with accessory units are necessarily complex. I can usually find sales of estate properties with accessory living quarters out in my neck of the woods.

In that case, quote a fee of $5K.:)

I did a quick search of MLS and found a few. I am just not confident with my local knowledge (haven't been in that area in over 10 years).

As for the 5k, I don't want to really pi** him off. I would still like him to call me on occasion.

Day late dollar short.

was away this week. Did one a couple of months back just north of where you are (City of Glen Cove) big ticket mansion item w/ the guest cottage. Single family home all day long. Forget what anyone else tells you, it is SFR, period. MB is an idiot, appraiser who did it as a 2 family is an idiot as well.

PS-anything you don't want north of 25 I will be glad to take, I spend a fair amount of time working up there and all of my doctors(which are numerous these days) are north of 25 as well.

That was my thought but seeing the report made me go "HUH". My other thought was that the other "appraiser" was a fan of bicycle pumps.

When I emailed the broker that I could not do (because I was locally challenged) it he lead believe that he "found some one else"

and I'm sure one who doesn't ask questions, gets his licensed buddy to sign off that he was there and everyone stays happy. Guys like you Ed are a PIA :rof:
