You can't just give an absolute statement like "USPAP says we must be competent prior to accepting an assignment" and not finish what USPAP says about exceptions to that rule; that is misleading. USPAP does allow one to gain competency on the job.

Fine, but you're going to continue to harp on it after the post was a follow-up, you took it out of context and then after I alerted you to the context you still wanted to harp on it? That's why I said what I said. So, if you want to be like that, you go right ahead. I like to think you're better than that and figured a passive-aggressive comment might do the trick to set you straight. LOL.

And the Vikings suck, even if they are awesome.
 
I recall that at one time members here were saying that appraisers had an auto-accept for broadcast orders. In other words they don't know the assignment...they just know that while their taking a nap the puter will accept the assignment when it comes across.

Does that get you sideways with USPAP?

Well...I'll leave it at mis-communication between us. I didn't think that you were incompetent in regards to USPAP...just pointing out that those who may be weak in USPAP might take your post at face value.

Then again, if your USPAP knowledge is as good as how the Packers are playing, you will definitely need some refresher courses. :rof: :fencing:

Awesome. They have won the last two in OT, but....yeah....I wouldn't take those odds.

I actually finished the USPAP refresher just hours ago, so I've got like a day or two to be super-star before I fade back to super-dunce.

Go Viks. I would still rather see the NFC North win it all if the Pack is out. I aint bitter like that, and after what the Viks did to the Pack, they deserve respect. They didn't just take out Rogers, they took out like half the starters that day. I don't think Ill ever forget that beating.
 
The OP is attempting to obtain competency by coming here and seeking a better way to handle it. USPAP is explicit in that one can obtain competency thru learning or getting assistance. Only Fannie requires pre-assignment knowledge. The OP, as a trainee obviously (should) have a mentor and is exploring additional thought on dealing with an unanticipated complexity. How else does someone learn?

I'm no longer a trainee, have not been on here for a little while and forgot to update my licensing status prior to posting. Not that it makes a difference anyway because I had a Mentor that was all about me learning it on my own and then slapping my hand when I didn't do it the way he wanted it done...I can't even read my own kids minds, let alone a grown man who wants to retire. All I can say is that it doesn't matter where you are in your tenure of this profession, there is always something to learn. I came into this profession with a background that he had never worked with before and was showing him information that he didn't know existed when he had over 20 years of experience as a Certified General. I have dealt with many properties is this condition, but once again, this is a first of not having a comp available and because I'm in a non-disclosure state, professionals in the RE World in general are not forthcoming with information and I have had Agents and Brokers straight out tell me they won't disclose anything.

I am reading all the information in these posts however to get as much information as I can and researching beyond just this forum.
