Thomas Larson has lived in his Costilla County home for 23 years and says he hasn't done any major improvements to the property since he built the house.

Mass valuation....

Mass valuation....
You've never been to Ft. Garland have you? This is a small county in a very rural area. These are all the sales of homes over $400k in the last 3 YEARS - So where are the $600k homes?

The guy had been way under valued....
Maybe maybe not? Again, there are no $600k homes that have sold in 3 years so what supports the idea that the value is so high? 1800 SF plus finished 800 SF basement? That's awfully high from what I see in most of rural Colorado. Most of the state can build for $200/SF new. Denver and the resort towns not, but this is very rural, bitter cold in winter, and not exactly a tourist destination at the south end of the Sangre de Cristos.

He's 82 yo....
He won't appeal the next reassessment....

Well, in the end it worked out based on the prices on the map provided. Don't know how the assessor came up with $350k... may she had a map of sales in front of her.

Sure seemed like a money grab initially though.

$139,000....
To $304,000....
Now $350,000 seems like a deal....
