Provided copy of appraisal from 9 months prior

I have had this happen before, if this was for a lender/bank, I would KINDLY explain to him that you have NO CONTROL over what another appraiser did 9 mounths ago as you are only responsible for the work that you complete, I would then KINDLY explain to them that if they have any concerns to address them with his lender and go from there. FORGET about turning in the other appraiser for their appraisal, stick to the matter at hand, there's also probably a reason they are requesting another appraisal 9 months later, if the other appraisal was of poor quality it may have been submitted to their lender and didn't go through for one reason or another. I wouldn't be speaking to the home owner/borrower anymore as it will never make the matter any better.

I picture where you live being a very homogeneous area relative to real property values. I could be totally wrong.
You could say that. One thing we don't want are homeless people coming to our town.
People here moved here for the safe quiet life & good schools and don't want those urban problems come to our community.

How big is your subivision boy? Do you pay HOA? Is it gated?

Appraised 83 year old woman's house yesterday that grew up in trailer park in CA. Sorry I don't know remember the area in CA. I try to focus on subject.

Anyway, she said you need to take your wife to CA. The lady had 16 great grandchildren. She said go to Lake Tahoe.

I think her family owned the trailer park. She is moving to Wisconsin.

I live in a detached SFR, no HOA. HOA has too many restrictions and don't like to pay the fees I can't control.
However, I may buy a 2nd home with HOA closer to where my children live when they decide to settle down in the future.

If I were to live in Lake Tahoe, I would buy a home right near the Nevada side which would save me tens of thousands in state income tax.

Time is precious. That's why I'm planning a family vacation next year.
I'm thinking of going on the largest cruise ship in the world. The fare is ridiculously expensive, but the experience will be remembered forever.
