Digger has a Great Appraisal Assignment parameter. He only does work in Certain S/D's to increase his efficiency. If I recall correctly they are all near his office and he has done so much work in these select S/D's it is easier for him to finish new assignments very quickly. I don't know this for sure, but I bet he beats out everyone on Fee in this limited area of operation.My point was that Digger has 20+ comps within a block and comparable sale pictures take about five minutes to take as opposed to 30 minutes to a couple of hours for rural properties
IMO his efficiency model is actually excellent ... How often do we see the arguments for using MLS Pix as opposed to driving by every comparable to be more efficient.
