PUD a "Neighborhood Name"?

Most times I put N/A because there is no neighborhood name. They live is the city of White Bear Lake. You could always say the subdivision, but no one would know what you're talking about if you went up to them and said "you live in hglenbetts 3rd Addn, don't you!?

Bottom line, if you can't name the neighborhood how is your competency to know the neighborhood/area?

No boundaries because there is only one road and the subject is on that road (Stewarts Point/Skaggs Springs Road but located where it cannot be determined if it is still Stewarts Point or Skaggs Springs.) The locals don't really have a name for this area because no one ever comes here."

Sheesh. I almost hit a couple of kids riding their bikes in the street. I was going slow enough and navigated around them. Kind of Indian looking kids. One of them, about 12, gave me some sort of secret hand signal... before shouting "Wassup homes?!"
 
Don't think N/A is acceptable, Don. If you are in City X - even if it's a small town - if there are no obvious neighborhoods (and you should known them as this is your "Local area of expertise" ) then surely South City X, or Central City X or North City X etc., would suffice to more specifically locate the neighborhood - certainly not N/A.

If a PUD, the neighborhood is the PUD name, not a small section of the PUD (say a condo section). That would be explained in comments. One of our gated developments comes to mind - it is (specific name) Country Club , but inside it has a condo section, several SFR detached sections on the golf course frontages and several SFR attached streets (duplexes - owned land). They are explained in the comments. The Country Club is the neighborhood, the different sub-developments are explained in the notes.

Also, the question was "how is your competency?" If you have analyzed the NBHD in detail and can describe it such that people reading it know the NBHD you are talking about and would not disagree with your definition then you probably have a good, solid lock on it and have the competency. Thing is that takes knowledge & analysis and assuming a NBHD does not have a name often (but not always) shows lack of competency in the area.

I will give you a counter ... The Sherman Boulevard neighborhood in Milwaukee. I wonder how many Milwaukee appraisers DON'T know exactly which neighborhood I am talking about even though it does not appear as a named neighborhood on the maps of Milwaukee as it is a corridor running through a number of other NBHDs. Many busy streets have such a corridor-NBHD.

The NBHD you describe could well be the <street> corridor, or N or S or E or W of that corridor and be "named" by that or even some prominent feature or school. If you don't know then do you really know the NBHD and what motivates potential buyers to purchase homes there?


BTW, "Rubberville" in Racine was so designated because of the cement factory at the edge of it. The cement factory was located on the site of an old rubber factory that built up a number of duplex & sf homes for the workers.


Neighborhood = 90210

Some times that can be la legitimate neighborhood. Try 60606 sometime and see if you agree that zip code meets all of the definitions of a neighborhood. :rof:


hint - use is very consistent last I checked ... I used to work in that zip code!
