Look at the deed. A condo will have a legal that includes lot x plus a legal showing a percentage ownership in lot y. That might not do it for the dimwit that is arguing with you. Suggest they call the title officer and ask if they are insuring it as a condo or an attached SFR. That might not do it either. Tell them that if they want to pay you $150 per hour you will come to their office and teach them the difference. By the way, the condo COULD be built on leased land which presents a delimna the dimwit would never understand.
The PUD question at the top of the page has absolutely nothing to do with zoning. It is only applicable for when there is a mandatory home owner's association fee and the ownership rights are not condo. Design, type, etc, etc, etc, etc, have nothing to do with it either.
Are there a mandatory home ownership association dues? Yes or no
If yes, is there condo ownership? Yes or no
If yes to the first question and no to the second question, PUD is marked at the top of the form and the monthly HOA fee is noted--and you are done with that portion of the form.
We get the deed, and the legal description of the property, usually a look at the declaration will clarify exactly how it is set up with the municipality. The declaration should note either condominium or planned unit development(or community). The legal description should clarify it, right? legally permitted use.
