Purchase without a contract

LOL. I don't hold a candle to that poster that said appraiser don't need the contract. I can't remember his name. His avatar was a bullseye.

I can only say with VA (client) that the appraiser will get a copy of the contract or no appraisal completed.

I, personally am the same way. If the subject is under contract and you want an appraisal from me? You will provide me with the executed contract.

You don't have to use me.
 
This is the key. We appraise real property rights. If the real property is under contract, then the contract impacts the real property rights.

You don't have to give it to me. You just won't get an appraisal from me on the real property rights.

a. Information Required before Commencement of Appraisal (04/10/2025)

The Appraiser must obtain all of the following from the Mortgagee before beginning an appraisal:
a complete copy of the executed sales contract for the subject, if a purchase transaction;

It's always handy/necessary to have a bullseye for some appraisers but for a lot of appraisers, it's not necessary.
 
If the subject property real property rights are under contract, I want the contract. You (plural) don't have to use me.

I know where the brick will fall if I am involved in the transaction.
