Purchaser present during appraisal appointment?

It is not preferred, atleast by me. I have had many experience where either a homeowner or a purchaser really just get in my way. I have a good structured system I like to stick to and usually they want to talk. All that can do is create the potential for mistakes. That being said, it happens all the time and I just tell them I'll talk when I'm finished with my observation.

That's my thinking, too.
 
I did one today where the buyer is the one who let me into the property (and no, she wasn't a tenant - she had a key). She was the kind that followed me about 1 foot away the entire time. I asked her several times to please step back so I could take photos or measure. I hate it when people do that. She also gave me a list of repairs needed. Here's the funniest part - on the list was a new garage door. Only problem, there's no garage!!! I asked her where the garage was and she looked dumbfounded.

What do appraisers think of the home buyer being at the house during the appraisal?

It has never bothered me before...some of them have actually asked intellegent questions about the appraisal process...

Not reading to much into it, just commenting on given data.:shrug:

The fact that you're there to makes a world of difference.

Here in SE Michigan, the appraiser receives access via lock box most often on purchases and the agent typically isn't there. That's why I wouldn't want the buyer there when I am.
 
It has never happened to me. The ones I find most annoying are those that feel they must guide me around and point out every new light bulb and 50 cent inprovement. I had one make a point of pointing out all the new decora switches. Let's see a $1.25 switch instead of a $0.69 one. Now I know some can go as much as $25.00 a hole, but not these. I usually just dutifully nod my head and pretend to take notes just to keep the peace.

My favorite was a woman that followed me around with a bottle of Febreze because I had just looked at a house full of smokers. She was not going to let me in until I mentioned a $150 trip charge to reschedule. If she was offended by third hand smoke, I'm just glad I didn't ****.
 
I recently completed an assignment so that the buyers & seller could negotiate a price. The Father of the buyer was the one who called me and was there with the seller (long time friends apparently). I measured, photographed, noted repairs, amp size and water heater capacity. It was a small house - rectangular - so I was completed in 30 minutes (and that was taking my time). I thanked the two men and left. As I get to the car a woman and a young man walked up asking if I was done. I replied yes. He said that didn't take long. Geez

Normally I don't care, like the others, as long as I can do my job.

I usually get these comments from snooty buyers when they hand me the check, like yea, I make $350/hour. Thats when I let them know that the appraisal process takes 4-5 hours. Now comparables have to be selected, driven, analyzed, and the report has to be written. On top of that, it costs me about $75/per report in expenses, plus the liability I take on. Dopes.
 
Are you expecting the appraiser to assume responsibility for the buyer's actions and safety in the home?

If you are the buyer's agent, YOU are that one that should be providing access for your client.

If you are the seller's agent, see above.

As the appraiser, I'm not letting anyone into the property on my watch.

What authority do you have for prevnting such access?

It happens occassionally. Doesn't bother me.
 
An "Appraisal" is an opinion of value.

I would guess most don't care, but I was curious as I have a buyer that wants to get into the house he's buying to take some photos, and due to scheduling issues, it's easiest to get him at the same time as the appriaser.

Just for the record..... ;) .. as far as the entire appraisal trade and all f our defintions go.... an "Appraisal" is an opinion of value. So that thing the real estate appraiser is doing while at the subject property is not "the appraisal."

What the appraiser is doing is viewing the property and gathering data. It's sorta like not being very accurate to say a real estate broker that is at a listing presentation appointment is "selling" the property.
