Q1 or Q2

Ornamentation really needs to be taken with a grain of salt. Basically means decorating bling....but the clean all granite wall is a style of ornamentation...a less is more type of art/style of highest quality = Q1

Picasso doesn't have near the details in his art work that Rembrandt has, but I won't classify him as a Q2 artist because of it.

The quality ratings suffer the same sort of ambiguity, overlap and lack of precision the condition ratings do. We've all seen some extravagant international/modernistic houses that lack any exterior ornamentation in the sense that a Queen Ann Victorian or some of the Craftsman style houses have. People like leoh Ming Pei, Philip Johnson, van der Rohe didn't suffer from an excess of "ornamentation".

That's what I'm saying. We can't just bend over for fannie and make our reports a total joke....well, I won't. I'll make my report logical, which may show that FNMA is a joke. Oh well!
 
Very sleek modern design is an architectural statement in itself...the ornamentaion in that sense is the sleekness and lines of the building.

Sorry but visually that barn house is unappealing on outside. Inside it may be stunning. Perhaps it was deliberate. Some wealthy people do not want to call attention to their residence and keep it low key exterior.
 
I bet we have some appraisers who will risk their career by not fully reading the definitions first before putting ratings down on the appraisal...
 
Q3, but you have been inside. IF you are going to call it Q2 you better explain, explain and explain.

I got sent over a appraisal today by a Certified General in Virginia assigning a Q1 rating to this house. LOL.

The propane tank put it over the top.
 
He must not get out much!
 
This discussion is exactly what is wrong with the quality ratings, as if there are only six levels of homes between a low quality non-permitted owner built hovel and Tiger Woods' mansion. I appraise in a rural area and the majority of my assignments are from Q5-Q3. I see Q2 ratings used by local appraisers all of the time for homes that should be considered Q3's and are typical of higher end tract homes in larger metropolitan areas.. I have only appraised a couple of true Q2 homes and we don't have Q1 type homes here. The problem is that this system is supposed to be nationwide and some appraisers are in the habit of basing it off local development. With the new underwriting coming who knows what will happen.
