Right, but C6 and Q6 are not the same. You could have a Q6 house in C5 condition and its acceptable to Fannie Mae. Only if a house is C6 is it ineligible, period. Stop making stuff up dude.

Marshall and Swift has photos of "Low Quality" houses, the equivalent of Q6.

How? What city, county, state has so lax a rules that a Q6 in less than minimum standard would get a COO, or final approval of the property by an inspector? I mean your are talking some rural squatter's shack? New construction like that may still exist and was common in days gone by but for the life of me I'd be hard pressed to find one today even in the hills of the Cherokee Nation. The last one I recall was someone who enclosed a pole shed and lived in it. And they weren't dumb enough to try and take it secondary market. Basically they borrowed on the land.

Now, if that is impossible, I wonder why they state UNDER QUALITY "Such dwellings are often built or expanded by persons who are professionally unskilled or possess only minimal construction skills. Electrical, plumbing, and other mechanical systems and equipment may be minimal or nonexistent." Oh, and like C6, they state "Q6 Rating is an exception because it indicates that the property is impacted by one or more deficiencies that negatively affect the safety, soundness, or structural integrity of the property. As a result, if any portion of the dwelling is rated a Q6, the whole dwelling must be rated a Q6. Properties with a quality of construction rating of Q6 are eligible for sale to Fannie Mae provided any items in relation to the quality of construction that impact the safety, soundness, or structural integrity of the property are repaired "

If codes were meant for condition, then there wouldn't be any codes for new construction. ;)

Build your house with Chinese drywall. That would be a C1 with a Q6 fail and would need to be subject to new drywall due to the Quality rating of Q6, not the condition.

Q6 rating requires subject to repair or alteration. Slowly read this re-cap over & over until you get it.

You keep referring back to condition issues. Codes allow Q6 construction.:shrug:
Fannie accepts Q6 unless C6. Epic fail dude, you are wrong, tuck your tail and accept the authoritah!
 
OK JGRant/Resguy. Quote directly where FNMA says explicity that Q6 is unacceptable (except if C6). You can't so please give up Ms Grant.

What don't you understand about any Q6 means it is impacted by safety, soundness, or structural integrity of the property and it is eligible only if it is repaired???
