Im with Mike. Metro West would be your best bet. However you will not find any comps for this one. I had a vist there myself, saw a unit, laughed, and walked out.

You came over to Altamonte to inspect? I hope you at least got a trip charge out of it! :Eyecrazy:
 
I'll have to stop by next time I'm up that way. I can always use a good laugh.

This would be a good development to monitor over the next few years. Think I will. Just to see who loses and who wins. Maybe we'll see the names of the appraisers in the newspaper (or better yet in the FREAB newsletter) who eventually make these deals happen.

Judging by the attitude of the sales rep who sounded like she didn't have a clue, didn't have any answers to your questions and apparently no inclination to provide any data, I'd say the builder/developer has the "typical" mentality that the appraisal is just a minor technicality. Add to that the notion that the lender refused to pay over $375 for the appraisal fee (again, the notion that the assignment just requires a rubber stamp), and I'm even more suspicious. My guess is that Skippy 'R Us & Flock will come to the rescue and I doubt he will be asking very many tough questions.

WOW! It's happening and we can't stop it - Emerson Plaza Condo

Just a follow up for all Seminole strappers...Emerson Plaza Condo, the one I declined, has had 11 units close this month from the low of $425k to get this...$777k? Take a look at the owner vs non-owner occupancy? Where do you look for support for a $777,000 condo comparable anywhere around there? Of course, now the builder is smiling all the way to the bank because he got some appraiser to drink the Kool Aid!

And I just shake my head in dis-belief...a declining market?

All the main roads through Altamonte are almost always crowded (436, 434, I-4). There is also virtually no open space in the immediate area (besides Cranes Roost Park, which is actually a very nice park).

Lake Mary and Longwood have a more open, semi-country feeling to them. And though those places are also crowded (what place in the Orlando area isn't), they are decidedly less crowded than Altamonte.

That would be my reasons for choosing Lake Mary or Longwood over Altamonte.

i live in lake mary and have lived in this area for 30 years now. it's too crowded now and too expensive for most people to be honest. unless you have at least $200-250k to spend on a decent small home you will have to rent. i got in before the values went way up. lake mary caters to the upscale crowd.

also the insurance hikes are about to take over after all the hurricanes so i would think about that also. seminole county schools are better than most in the area but my father just retired from the system and he says along with many other teachers i know that it's on its way down. kids just don't care anymore and there are so many foreign children to accommadate.

The sales started hitting Seminole County PR this last week...and amazingly another condo project (Lotus Landing) off Maitland Ave & Forest City Road (434) has just posted a couple of condo sales in the $300+ sq ft range? I know it is the market...but what type of buyer is swallowing these? Invetsors? Out of Stater's? A couple of the buyers have local addresses?
