Question On Appraisal Of Modified Manufactured Home

Frankly the only way I would buy a manufactured home is if it's the last resort and it's the only thing one can afford. I've had friends that live in them and they regret the day they bought it. Unless you go to a high end one everything about them is cheap. And if you buy a high end one why not just get a modular. I don't care what some say lenders don't like them. Rates are higher and resale stinks. And by the way you have to really keep up the maintenance on manufactured homes. Cheap cheap cheap.

People are buying the location; not the house. I doubt the OP has a million dollar location. The question I would have is, "What's the site worth without the house?"

I acknowledge I'm not holding up my end of the bargain. I wouldn't call you a liar if you said the chart below has limited validity in the discussion of modular v manufactured v RV.

To answer your other question, Not around any manufactured homes. I did 1 when was training out in the sticks and for $300 it's for the birds. At $2,000 I'd head for the hills and do them, but no one pays that so I decline the few I see a year. You have more physical inspection time over me by 100% of manufactured homes, still doesn't mean I can't read and listen to the market and its participants' take on them.

Cheep, cheep, cheep. A fool and his money are soon parted. Manufactured home salespeople would make used car salesman blush and consider a different line of work. Run Forest. Run!
