Mainly don't sign the papers until its done right.

Perhaps the developer you mentioned is an honest one like my last builder. Or maybe he is like some mentioned on this website & cheats by skimping on concrete, or skimps on [uninspected ]insulation in attic.......
2]Probably never be named partners with a builder;simply prefer contractor work or customer work . Even the best builders may not run on time;
here, concrete or exterior paint isn't done much below freezing. If a 3-6 month building contract turns into 12 month, no problem for a building customer.
3]If you do decide to hire the subcontractors, if you are like me you have seen enough electricians in action to have it done...... I would still have a written understanding,if a 3-6 month job turns into more than 12 months;told the electrician i would get someone else to finish & that $$ comes off the agreed on contract price.
4] Sorry i forgot the exact name, but since you said you ''owned the lot'';
i used part of a parcel, as a down payment, for a trustworthy builder.His preference for lenders worked well,but usually use my own. Actually at that time,owner occupied worked well.
No rush to sell.
========================Cooper, thanks for your insight, it sounds like terrible situation to be in. As far as Ted's comments about concessions, I know people who have bought from the developer, and that is not the case. I guess the shady deals have not made their way up to my neck of the woods.
I really need to think this over, but I will not make a decision until spring. Now is not a good time of year to start construction in Wisconsin, no one wants to work outside in January. I think as an appriaser, I would have an "upper hand" when it comes to pivking a floor plan, where to spend on upgrades, and pricing, but I'm sure I wouldn't be the first (or last) to make that mistake.
