Contacted FREAB and they are telling me that dockominiums can be done by CR as the are classified as residential occupancy which falls under the florida statue. She is going to forward me documentation that clarifies this that can be added to report and also stated such properties should be done on 1073 or 1075 form. I am still leary on this, but thought I would let everyone know what I was just told by appraisal board.

John, who did you talk to or correspond with at FREAB? I ask because there are several non-appraisers on the board who may not be familiar with what a CR can do.

As a fellow Floridian Appraiser please share this documentation when you get it. Thank you.

So... if CR can do 1-4 family dwelling, and CG does Residential + Commercial/Industrial.
Who is qualified to do a land appraisal?

/

It is not a question of "qualified," but a question of licensed. Many unlicensed people are perfectly qualified. Under Florida law Certified general appraiser” means a person who is certified by the department as qualified to issue appraisal reports for any type of real property. while “Certified residential appraiser” means a person who is certified by the department as qualified to issue appraisal reports for residential real property of one to four residential units, without regard to transaction value or complexity, or real property as may be authorized by federal regulation.

Unless FREAB gave it to you in writing........
