Railroad Tracks

Which set of RR tracks? If it's the one along Hwy 41 IN Macon, check out the EPA's web site. How close are you to the lovely Super Fund site in Payne City? :P

If most of the sales facing the RR tracks are smaller and inferior to the subject comp them to similar small inferior houses in an average location. If you can detect an adjustment you can express it as a percentage rather than a dollar amount and you can apply that percentage to the comps that are more like the subject.
 
I am currently working on a similar property with train tracks adjacent to the subject. Where would you note this on the new 1004 form? I was thinking that I would mention it in the "Are there any adverse site conditions or external factors..." section but I also could see a reason to mention it in the "Are there are any physical deficiences or adverse conditions that affect the livability..." section. Could noisy trains that pass by the subject throughout the day and night possibly affect the livability of the subject? I would say yes. Am I reading into this too much? Also, I could see making a mention of the train tracks in the next section (Does the property generally conform to the...). If the other comps that I use don't have the train influence I would guess that I should check "No" here, even if some of the surrounding streets are affected by it. Any advice and/or comments would be appreciated.

If you have any sales on the tracks then work from there. Try to pair up to shacks if you have to come up with an adjustment. Remember, your looking for the effect and you need to quantify that effect. Percentages are a very acceptable way of dong this.

You might try going to other nearby towns. It does not make much difference if its five miles or twenty miles away.

Its a great suggestion to use busy roads as a source of external obs. I would like to remind you that noise is not the only hazard associated with tracks as opposed to busy roads. Trains crash and crash in a big way. They transport large quanities of hazardous material. Recently in South Carolina one train rear-ended another train in a small rural town. Five people died and 100's others complained of respiratory problems due the tank of chlorine ruptureing. It got the five people near the tracks first and then spread out over the town. Very bad.
