In Florida, there can sometimes be a difference as to whether the lots are platted into the middle of the lake vs. to the lakeshore. It rarely makes a difference but IT CAN in some cases. There was a big issue about 10 years ago that ended up in our state legislature as to ownership rights of lake bottoms which is why those lots platted into the center of the lakewas the optimum type of lot configurations. Those platted to the high-mean water level, etc., can also impact property values. It all depends on the sub-market and the configuration of the lot. Beachfront, rivers, intercoastal waterway can be different. Not sure what 'dockable' means. Either way, docks on lakes in Florida usually require permitting by more than one city, county, water management district and/or the State. Which is why I built a floating one.
