Realtor Ethics

In my area, it doesn't make sense for the realtors to put the sf in the listing. Some agents put the above ground sf and some add the basement finishing to the above ground, so they are not the least bit consistent. Why bother?

We were talking in another thread about geocompetency. I mentioned there is no easy solution since there is no mileage rule or other kind of rule that could be made that could apply to all appraisers since we all work in different markets. Don replied that the competency rule should determine if someone is geographically competent. What do realtors know about the competency rule in USPAP?

I don't blame people for being upset when they get a bad appraisal from an out of town appraiser. I've been on the other end of that before. But realtors are interested parties in the sales transaction, they are only looking for excuses to discredit the appraiser when they don't get what they want. What happens next? Appraiser to explain why he didn't use the following comps, all of which of course are 1,000 sf larger and more expensive......
