Realtor Pressure

Luckily the assignment was performed for a client that values the opinoin of appraisers over that of Realtors. No future business will be lost and I will be paid for the assignment.

I guess I was confusing fiduciary responsibility with what a prudent individual would do. Like I said, Its been over ten yers since I had a salesperson license and forgot that getting the deal done is what matters most.

ps Anyone suggesting an ethics violation be filed: I appreciate the suggestion but I have been down that road before. Big waste of time and little that can or will be be done.

IF your not going to do anything about it!! why even bother telling us about it??.

Just cause nothing gets done the day you report it, doesn't mean nothing is getting done!! Learn how long it takes to convene a Grand Jury & how long it takes to present a POSSIBLE case before it actually becomes a case. & IF no one is going to tell anyone about the problems, how the H#!! you think anyone is going to know there is a problem,.

Sorry!!! But I'm beginning to think there are many more Horses @$$e$ than there are horse's on here.

The senior citizen in question must not have caught the Chicago episode of Gangland which profiled some of his future neighbors. Maybe he'll change his mind right after closing and not live there afterall.


That was a very educational episode, wasn't it? I do a lot of appraisals in that area (used to do more) and even had a full time job in that neighborhoood about 12 years ago when things were really crazy. That neighborhood could be the poster child for Real Estate Bubble as well as "Latino Gang war". One of the most interesting properties I ever di was over there. Nice 2-flat with fully functional *****house in the garden unit :sad:.

Athome77 - Please at least take 5 minutes and report it to MWFL, we need to get rid of these scammer skippy hacks and this may help.

And you'll continue having these things cause many just want to "Waste Time" preaching to the choir instead of doing anything.

To get a case to court the MINIMUM start to assemble a case is 50 grand. Most government agencies are BROKE It appears this is due to most government workers are NOT allowed to have any knowledge of math or a calculator. & the typical employee with common sense is NOT allowed to make suggestions. It takes an average of 18/24 months to assemble a case for court. Those pressing charges have to have a much more convincing case than those that are the defendants. There is a percentage figure that no matter how many charges brought against anyone a percentage will be dropped prior to the jury selection process, Then there is another percentage figure rolled in of charges that the jury will find a not guilty no matter what. For this type crime the FEDS want a very large number of counts in order to get enough to stick to at least have a conviction that is a break even point.

Hopefully this information will assist those the don't have the Ba backbone to assist in building a case, and give a better understanding as to WHY more with Ba backbone are needed in order for the system to work.

The BAD will prevail when the GOOD do nothing.

I'll still say IF your a Trainee or feel as though you MAY have done some reports that your NOT proud of, I'd get to your local DA RE Fraud Unit, FBI or YES!! The IRS!!! before they come to you. June 2008 is approaching rapidly.

Let me ask this question to two forum members; cause these two use to be "Lunatics" but seem to haver gotten some crediablity in past 6 months: PAM!! & Smokey!! Do you agree with that last paragraph??

Am I a trainee? Nope. Close to 15 yrs in the biz.

Do I have a backbone? That's between me & my chiropractor

Have I done anything to improve the current state of affairs in the industry? Yes

Need proof?

I work as a consultant to the Chicago field office for the FBI's mortgage fraud division. I will be speaking to a group of local and national law enforcement officials on June 2nd at 2111 W Roosevelt Road Chicago, IL. I would invite you to attend, but you will probably be busy leveling unwarranted attacks at other well meaning posters.

As far as singing to the choir, I am new to the forum here and thought it was a place for professionals to vent and discuss their frustrations among their peers. If u are representative of the level of intellect here, then I shall look elsewhere.

Ahh, little me, let me just say that you may want to take a moment to reflect on your "forum" geo competence...

One sale(post) does not a market(personality) make.

But, if you truly are like me, you will have to be verbally bashed about the face and neck/torso area about a million times before you figure it out.

If you all can't post without calling names or implying that each other are horses behinds because they don't think like you do then we shouldn't even be discussing this or any issue.

Come on, a little maturity here would go along way. You want the profession to be respected, then act like professionals!
