Realtor wants Lender to use only HER Appraiser

Greed versus honesty: we have all seen it... The verysubstantial buyer stupidity factor (anybody ever seen this??) wherein the WILLING buyer lays down their cash for the top 1/32 inch of a property: th paint layer, is not to be underestimated....

And I have no problem with their desire: as long as they do not expect the HONEST appraisers and realtors and banks to participate in funding thier desire for appearance instead of substance!

And if they keep thier house pretty and the next buyer is willing to pay for that top 1/32, more power to the American way!

I honestly have as much respect for the true salesperson Realtor who makes all parties think they are happy, as I have little respect for the 'one off' high number buyer's agent who does not represent their client. In either case beating up the honest realtors and appraisers to make an unrealistic value should be a whipping offense. :evil:
 
Dee-- I'd agree with you that an agent who is telling their buyer to not get an inspection isn't properly representing them.

And the agent you described who regularily gets both sides of the transaction isn't the guy I would choose. In our state it is perfectly legal for agents to get both sides of the transaction so I'm not questioning his practice. But the seller can negotiate up front whether or not they will accept dual agency if the situation presents itself. Why would a seller (or buyer) ever prefer to have their agent involved in both sides of the transaction? Most of us would prefer to be the only party represented by an agent. Anyway, good posts...

Same here, legal as the day is long... however in so-called dual agency in this state, (at least as I read the documentation) THE REALTOR IS WORKING FOR THE SELLER!!! and the idiot buyer has agreed that this is OK!

Most of us would prefer to be the only party represented by an agent.
An intellegent buyer would NEVER agree to such terms, however this most excellent salesperson regularly gets both ends, all parties except the poor appraiser LOVE him and they all seem to walk away happy in the end.

Actions of buyers in the market are not always quantifiable!

However we ran some spreadsheets on this guy in comparison to other 'top agents' (it was a slow day and we had one of his deals on the desk...) and even against some composites of agents: he blows the competition away: Verifiably superior from a sellers point of view!
List to sale price to county value, to other sales even to my personal knowlege of some homes in fairly cookie cutter areas...

True professional!
 
Dee Dee,

Maintain your connection with this lender and, if offered jobs, do your usual ethical assingment. I'd be willing to bet that after a few of the "other" appraisals go down in flames, they will be callling you. Believe it or not, reputation DOES count in this business.
