Realtors Manipulating The Market.

until agent are rerquired to disclose concessions, appraisers should not be asked for them.

as it is now, we have 1 party that refuses to disclose concessions and 1 party that is required to show concessions. but the only way to get those concessions is to get them from the party that refuses to disclose them.

it's a dumb system.

Exactly-but that fact didn't stop the USPAP writers from requiring it!!! Must be nice to be able to be in a position to say---let it be said and let it be done! Idiots!!!

It is a lender problem. If they want them so bad they can brow beat the realtor to hand it over.

Rock and a Hard Place! The realtor can not win, nor can the appraiser.

Follow USPAP and if your also a Realtor/RE Agent follow those requirements also.

Again, Its a lender problem! Donot give in! State exactly what USPAP says you must in the report. No where does it say you must go to the ends of the earth to get the contract!!!!

I don't recall seeing you at any of the board meetings during the past few years. If you had attended, you would know what went on and what is presently taking place.

Yes Oregon Doug, I know your on the Oregon ACLB Board and I could find out your real name in about 2 minutes if I really wanted to.

I'm not sure what your comment has to do with anything.

We have discussed this issue at the meetings. I'm fully aware of the "catch 22" situation between realtors & appraisers.

I'm merely an appraiser in the trenches trying to do their job. I think that posting on the "General Appraisal Discussion Forum" my frustrations at the daily roadblocks thrown up is OK.

Yes I know, if I was really committed and had the time I could be down in Salem doing something about it. But between raising a family, running a business and the multitude of other things on my plate... it's not going to happen.

Have a great 4th, and I do appreciate you taking the time to serve on the board.

Maybe agents read what you all post about them here & thus when you call are something less than delighted to help you out.

We put seller concessions in the MLS when we close.

I used to think appraisers were part of the team until I came here. I used to dig out the info they wanted when they called.

I have to agree that we are all doing a job that requires cooperation, honesty, & integrity on all parties’ part.

Probably 95% of the time I get good cooperation from the realtors I deal with. I appreciate their cooperation and thank them for it. If they are, for whatever reasons not being honest, well that's not my problem. I can only do so much research and fact checking before I have to call it good. I keep notes in my file on who I spoke to and when.

I try not to lump all realtors, all mortgage brokers or even all appraisers into one category. Every profession has good, bad and mediocre players.

So perhaps I should have started this thread with the topic heading "It appears some local realtors are attempting to manipulate the market".

That would be a more accurate reflection of what my experience was.

There's two sides to this story. On one hand, concession info is probably considered confidential so the Realtor is correct in not dislcosing it. On the other hand, the language in many MLS listing agreements states that the seller is giving permsission to have sales information reported to the MLS. After all, they (sellers) benefit from the MLS so they also need to contribute their data to it.

Appraisers are not supposed to be on anyone's "team". We are required to report concessions and being a "team player" has nothing to do with it.
 
There's only one way to stop the concessions and excessive real estate commissions from inflating the true market:

RECORD THE HUD-1's along with the DEED
