Realtors Must Disclose Digitally Altered MLS Photos

And the Realtors Photo on her business cards and flyers to. One in my Area is about 75 years old and photos are of her at 40 years old. I get wanting to look younger but some are just ridiculous and are misleading. Lol )
I ran into a woman's Internet profile who was a former GF from about 40 years ago. I contacted her to compliment her youthful appearance. She replied "Dumb ***. The picture is from 30 years ago!!!!!!" ALSO visiting my home town in Weirton, WV, a few years ago, where I was amazed that the convenience store cashier obviously was MaryJane B who I graduated with circa a million years ago. It had to be her. Identical appearance, so I introduced myself and asked if she remembered me from high school. She says, "That was my grandmother." AS AN ASIDE, perhaps the only benefit of being an aging male is that sooooo many of the pretty young girls who broke my heart when I was a young man....are no longer young and beautiful!!!
 
Smart listing agents know to put disclaimers that photos may not be accurate and buyer to verify.
Yea but they often issue disclaimers about ALL THE INFORMATION in a listing.
 
Virtually staged with furnishings is not uncommon.
Yea but important to determine whether a home is owner- or tenant-occupied, or vacant, specially because of the current investigations of various Fed administrators for possible mortgage fraud by defining multiple residences as their primary home.
 
More listings in my area have photos of enhanced/future improvements as an overlay for properties that are older/ dated, or ordinary. Although the photos are disclosed, they present in no particular order, and double the amount of photos to review, which adds an additional layer of work.

It's a next-step tool for enhancing the slick salesmanship of RE agents, who make up a large segment of PDC collectors.

what should be disclosed are waivers...i wouldn't use them as comps :nono: :rof:

Well, to be very honest, my perception of the world-at-large changed recently when I realized that internet **** no longer rquires the involvement of real girls. I totally lost interest and had to relinquish my Guy Code membership card when Radiation therapy and the corresponding ADT shot literally crippled my libido [current testoserone score of 14 compared to the absolute min lowest score of 215] so it's not a salient factor but interesting, and Real!!!!
 
Who cares if their personal photo is misleading - EVERYTHING they do is misleading !! In my experience, only one in ten, if that many, RE agents are honest or professional. The ones that are true gems. The rest - OMG. And some of them represent properties worth millions, yet act like the worst car or timeshare salesperson. They are allowed it, but still.

Every property is a "steal." They say "ocean view" in a condo where there is a sliver of view from the edge of a balcony. They do not measure to avoid liability. They estimate value by dividing the sales price by dollars per square foot. And say things like, "Houses are going for $800 per sf ( when half the value is in the land ). Many of them list and farm in a single small area and have never traveled professionally outside that narrow market slice.

Okay, they are salespeople. But, they present themselves as market experts. And we, the appraisers, have to decipher what is true and what is exaggerated or misleading in their listings or in conversation. And we have to deal with the insane "comp" choices they send in an ROV.

And now they comprise a large number of the PDC collectors who will replace the appraiser on-site segment. Giving them even more leverage and power. Buyer beware -
