Receipt for COD appraisals-input wanted

Untill recently I have never had a problem with COD's. But I have decided to create a receipt to go along with the form I created. Input is welcome! I used the Colorado(?) receipt someone mentioned as a starting point

Receipt for Appraisal Fee
(Name of firm or appraiser) is accepting direct payment of the fee of $ ________ for the appraisal and appraisal report of the property known as __________________________________________ from _______________________ as a courtesy to our client, _____________________________________.

Our report of the appraisal will be delivered only to our client. Under the Confidentiality section of the ETHICS RULE of the Uniform Standards of Professional Appraisal Practice we are under a strong obligation to our client, and may not discuss the results of the appraisal with others, or provide copies of the report to others, without written permission from our client. You must request a copy of the appraisal from your lender.

This means that the appraiser cannot discuss the Appraisal results with you even though you are paying me. You must contact you your lender/my client with any questions and they will in turn contact me. Even if they refer you to me I cannot discuss the appraisal with you.

All Appraisers are required to comply with the Uniform Standards of Appraisal Practice (USPAP). The Ethics Rule in USPAP states:

"It is unethical for an appraiser to accept compensation for performing an assignment when it is contingent upon:

the reporting of a predetermined result (e.g., opinion of value), or
1. a direction in assignment results that favors the cause of the client, or
2. the amount of a value opinion, or
3. the attainment of a stipulated result, or the occurrence of a subsequent event directly related to the appraiser 's opinions and specific to the assignment's purpose."

Payment Methods and Terms
Appraisals paid for by personal check will not be completed and/or delivered until the check has had sufficient time to clear the bank.

Appraisals may be paid for by Credit card on our website using PayPal or BidPay Services. Appraisals will not be completed and/or delivered until we receive conformation of payment. (Unusually within 1 hour of payment with PayPal. BidPay may take 2 or 3 days)

Appraisals are not delayed with cash payment.

I have read and understand the above terms and agree to them

Does this come with Limiting Conditions also?

I generally just note the date and payment amount on the back of my card and sign it.

I'd hate to calculate the amount of time I would spend annually explaining all of that to a homeowner. Bet it would run in excess of 20 hours.

IMNSHO I think a receipt needs to be a whole lot simpler.
 
I see your point Richard but I tired of people calling me. I want to to know that they can not get a copy from me. They can not ask me questions. They are not my client.

Maybe it is to long and I need to simplify it but I am really sick and tired of what I have put up with the last few weeks. I have gotten to where I don't answer the phone unless I know the caller and then often times as not I refuse to answer when I do.

Get business cards printed for homeowners that don't include your phone number and get caller ID. No more calls.
 
On a C.O.D., I simply prepare the Client's invoice and give it to the Borrower and mark it paid if they give me cash.

Any other tender, and I tell them that, say -- 'your check will be your receipt.'

The job is hard enough without thinking up time wasting issues. Or complicating something so simple.

The only time I ever tell the Borrower about the Client-Borrower relationship is when it's brought up somehow -- never of my doing.

If they call me, I always send them to their Lender to get any question answered, politely informing them that the Lender is the (my) Client -- and you my dearest Borrower are (to me) the customer of my Client!

NEVER EVER EVEN HAVE HEARD a discouraging word afterward. I treat the Borrower like a grown-up and demand the same in return. Even they behave like a sniveling brat...
 
LOL you guys have a couple of weeks like I have and you will be asking me for a copy of this. Two weeks ago I would have laughed at this idea too! :-)

Its not about the receipt, its about the information!

I just use a carbon copy receipt book for cash payments.
 
Jeff, why re-do on your receipt what you have done in your brochure? That is starting to shape up nicely.

Often I comment that "your cancelled and returned check, with my signature on the back, is one of your best receipts".....and sometimes that is all I need to say. Many banks now charge account holders to get checks returned. I pay $2 per monthly statement for that "service". Of course, the issue of their getting a copy of report (from me) is so rarely encountered.....because as soon they bring it up if/when setting appmt. , or when I am leaving the home, the issue is settled as I inform them that their lender (MY client) will be providing them their copy......so long as they request it ! The other simple receipt I may offer is the business card, flip-side, with "Received $zzz as check # ____ (or cash) for appraisal report, from "Joe Smith", on (date)." I sign it , and hand it to them. While my clipboard has several of the "Colorado letter" pages inside (to which Jeff refers), for just those certain moments, I have never had to use one in almost 5 years !
