Recertification form??

Just to follow up on this. They wanted a me to Recertify the Value. Not an update.

I drove out to the house and did an exterior inspection to verify nothing had changed. Wrote up a nice letter, probably to detailed and included a photo of the subject. Then I billed them for it!
 
Jeff, I am a little confused. They did not ask for a new "effective date"? I have never been asked for a "re-certification" that did not require addressing current market conditions, which means a new effective date. They had you just "certify" that the conditions of the original appraisal were met, right? Because, anything requiring a new effective date is an "update". I prefer to do 2055 exterior in this case, so I can address that it is an appraisal update in the body of the report and I can add all the proper limiting conditions and USPAP addendums. The 2055 form has check boxes for "previous appraisal files", "prior inspection", and "exterior inspection from the street".
