If a lender will send the parameters used to produce the additional sales provided for an ROV and sales price isn't a criteria, I'd be happy to review them at no charge. If they send distant, over 6 month, much larger sales from differing markets at much higher pices (or refuse to say how they produced the sales), that's not a request for additional info, it's pressure to hit their number, and I refuse to spend a moment of my time on them. A good client will relay the sales search criteria, a lender looking to push the value won't. There's too many good lenders out there to waste any time mollycoddling (love that word) the bad ones. The DF says that we can be "asked" to review "appropriate" comps, it doesn't say that we have to, can't request further data, or that we can't charge for the time it takes to do it.
