Seems with low rates everybody is busy. Just wonderin is everybody in same boat as we R out here. Most Refi appraisals are not getting anywhere NEAR the number that is needed to make the deal work. (to bad can't be like lawyers charge for every phone call) On our REFI's except a couple of very established accounts we are requiring the fee upfront. Our REO's are increasin. Just wondering about other parts of the country?

refi's are scattered about, but sales have excelerated again, and there having trouble with those from what I here. Also, it seems some area's are easier to gather comps. than others (more active). going into the smaller towns, calls for an increase in search parameters, not only for style, but for everything else.

we are very rate sensitive here-resort area. Very active sales and refinance market. I dont do much mortgage work but most appraisers are out 8-10 weeks.

It looks like its going to be worse. Rates are supposed to drop again; at least that's the rumor around Wall Street - lowest since 1930. Good news - very low rates. Bad news - similar to 1930?!

my first house, 1973 - 5.15% fixed 30 yr. - if it gets that low again I'll refi- that'll be 2.75% less than what we have now, only thing that makes me wonder are the closing fee's, they keep crankin those puppies way up there; last I heard it cost about $6k to $10k for all the BS and that does not relate to what it cost in the 30's at all, not even close 8O
