Refinance conventional appraisal.

I'm not selling, just refinancing. I'm in Mascot area if that matters.

Whether Refi or sale - appraisal is done "As-Is" and "As-IF" it was selling on the Effective Date of Appraisal (usually the date of inspection).

I'm trying to get the house to condition to get financed. The dollar amount isn't important. I've got plenty of equity. I'm just trying to make sure I'm not missing anything that would get it denied altogether.
 
You really need to have someone come out and look at it to answer that question. I can recommend someone if you would like.

If you get an appraisal privately, does it go into records or anything?

If not, what if the person I got an appraisal from got the appraisal job from the mortgage company? Is there any issues that would come from if I'm fixing problems myself?

How much does a conventional appraisal run privately? I'll supply the masks and sanitizer, lol.

I don't think you need a private appraisal. You can have someone come out and look at your property and give you a list of items necessary for conventional lending. It would cost a whole lot less than having an appraisal done.

1. you are the Client, an ethical Appraiser is precluded from discussing the outcome with, or giving a copy to, any party without your express instruction or approval.

2. that Appraiser would have to disclose the prior appraisal assignment to the Mortgage Company which may or may not then order the new appraisal from that Appraiser. In the event the Mortgage does order a lending appraisal, the prior Appraisal Assignment must be reported in the appraisal report. A private appraisal cannot be used for mortgage lending - the Mortgage Co/ Bank must order directly.

3. best course - make a list of LOCAL Appraisers and do a phone sampling of "standard fee" for your property type and your time frame and inquire:
a. what license held, b. how long in appraising, c. what experience (if any) in your LOCAL neighborhood/market.

you don't need a report. you need an appraiser to come over for an hour to show you what things are in need of, or not in need of, repairs for an appraisal. just call the closest one and say 'how much to tell me about the condition of my dwelling, no report, just verbal'. no discussing of any property value. with your equity you are going conventional. tell them at their convenience. get someone close for a quick drop by on their way to somewhere. it won't cost you a regular appraisal fee, just for the hour or so.
