Wouldn't a new house w/o a fridge be worth less than a new house with one? .....if its a new home builder option. Otherwise it'd be personal property.

I have been appraising a long time but I still remember appraisal 101. We appraise real estate, not personal property. If it is not a built-in appliance, it is not part of the real estate.
