OK.. I have the willies. My mentor stated I could actually do the field work on the subject property for an FHA appraisal. I know this is a NO NO, unless it's comps etc in the area. But actually viewing the subject without him. It doesn't feel right or am I being to careful?

It is illegal for you to do the inspections on your own. The FHA appraiser that is assigned to that address is the one that is to inspect and complete the appraisal. You can help, but what you do must be disclosed in the report and you cannot sign it as the appraiser.
If your mentor is asking you to do this, I would wonder what else s/he is doing wrong. Is this done all the time? Yes, unfortunately, it is, and most trainees are told what you were told and never bother to find out what is right. Tell him/her that you cannot legally do that and start looking for a new mentor.

I knew you would be the wise one with the answer. I have started to look for a new supervisor. That was the last flag that was raised with my concerns. I know I have good instincts and also have done research, however as you can imagine when your new in the industry you often second guess yourself especially someone who has been doing this for over 20 years.
I turned down the business from one of my clients and told them I did not feel comfortable completing the assignment.
The down fall is now I must find a new mentor based on my uneasiness with him. I'm not willing to put my reputation on the line for his lack of turnaround and now his apparent. lack of knowledge.
