For appraisers currently using Reggora Forms, I have a few questions:


1. How is the location map generated? I entered the subject and comparable addresses, along with their latitude and longitude coordinates. However, the report will not validate until I also enter the proximity distance for each comparable.

Does Reggora automatically generate the location map and calculate the distances from the coordinates, or must each distance be calculated and entered manually? Also, is there a way to preview the location map before downloading the completed report?

2. Has anyone heard whether Reggora plans to integrate Forms with third-party appraisal tools, particularly Apex Sketch, so that sketches and calculated areas can be transferred directly into the report?

3. While testing Reggora Forms, I noticed that the report validated even when the subject and a comparable had different characteristics and the corresponding adjustment field was left blank.

Has anyone else encountered this? Is there a setting that generates a warning or hard stop when the subject and comparable characteristics differ but the corresponding adjustment field is blank? Without such a warning, a required $0 adjustment could be inadvertently omitted.
